Detailed Land-Use Planning

Welcome to the Ihu Special Economic Zone (ISEZ), where meticulous land-use planning ensures sustainable development and long-term benefits for all stakeholders.

Comprehensive Zoning Plan

Our land allocation is continuously refined through detailed studies, including land mapping, environmental impact studies (EIS), and geotechnical investigations. This comprehensive zoning plan considers land elevation to create designated zones:

  • Usable Land (above 5m RL): Subdivided for industrial, commercial, residential, and recreational purposes.

  • Specific-Use Land (below 5m RL): Creatively rezoned for fisheries, port activities like a seaplane landing zone, and recreational spaces.

  • Reserved Parks: Protected areas designed to safeguard the region’s unique biodiversity.

Our Land Development Partnership program, fully funded by the National Government, lays the groundwork for the project’s success and creates long-term benefits for customary landowners.

Commitment to Transparency and Community Engagement

  • Collaborative Approach: Following the Land Development Partnership Program Framework Policy, we emphasize open communication and collaboration with landowners.

  • Landowner Groups (ILGs): Formed to facilitate communication and ensure all landowners have a voice and stake in the project.

  • Secure Land Titles: Working with landowners and relevant departments to secure 99-year State land titles, as stipulated by the Lands Act.

  • Unlocking Land Value: Landowners benefit from a fair and independent valuation process, serving as the basis for long-term mortgage agreements with local banks (BSP and Kina Bank). This innovative approach uses land as a bankable asset, providing a secure and sustainable income source for generations.

Addressing Concerns Through Open Communication

 

We understand that land mobilization can be complex. Our commitment includes fair compensation, transparency, and ongoing community engagement:

  • Extensive Community Engagement: A comprehensive awareness campaign on land partnership and environmental impact studies. Thirteen local community leaders serve as Community Liaison Officers (CLOs), bridging the gap between the project and local communities. Three (3) of the thirteen locals are females to ensure gender equality participation.

  • Free Prior Informed Consent (FPIC): Many clans have signed FPIC forms, demonstrating their support. We continue to engage with all communities to address concerns and ensure broad understanding.

  • Collaboration with Government: Close collaboration with the Department of Lands and Physical Planning to ensure adherence to regulations.

ISEZ is committed to transparent communication. We will continue to update our website with the latest information on the Land Mobilization program and land use planning, including timelines for land studies and details on landowner engagement initiatives.
